It would be my pleasure to give you my experience with Real Property. I met Marcus one year ago. I have a townhome in Boca Raton that I needed to find tenants for. I looked through the phone book, word of mouth from neighbors, and all over the internet for property managers. I interviewed 7 or 8 potential candidates. All of them had one thing in common--they were overloaded. They manage a hundred properties with no staff. As a result everything suffers from tenant services to owner services and everything in the middle. Many of them were late, no show, or had to reschedule our interviews. That was the first red flag. Other problems were many of them were kinda rude and just gave me the feeling that they were dishonest people. I also noticed some were not groomed well and did not present themselves in a professional manner(that's being polite). I then came across Real Property on a Google search. I set up an interview with Marcus. He was on time, looked and spoke professionally. You immediately feel comfortable with him. When looking for someone to represent me and my biggest asset, these are the things I am looking for. He answered all my questions, was never in a rush, and answers all of my emails in a timely and informative manner. He has a full staff so there is no need for him to juggle a dozen issues at one time or be in 3 places at once. His maintenance team handles everything and they take care of it in a manner of hours and days, not weeks and months. One example is the A/C broke down at the property. He contacted me the same day. But not with just that bad news. He also had an itemized invoice with estimates and options on how to go forward. We had the issue resolved the next day. The tenants were impressed as was I. Satisfied tenants tend to keep the property in better shape and like to pay their rent on time--at least that's how I feel. Whats important I feel about finding the right property manager is he/she must treat the tenants in this manner whether its a leaky faucet or a broken AC in July. He needs to be timely and professional.. Or else you the owner will end up with nothing but headaches and undue costs and unhappy tenants who cannot wait to get out of your property when the lease is up. I hired him on the spot. The next day he came with his fancy camera and took pics of the property. The next day the property was listed. Less than a week later, I had a signed lease from a fantastic family. I like that he is very particular on who he chooses as tenants. He dissects their credit profile, past rental history, and has a strict eye test that needs to be passed... The process was so smooth and impressive, I hired him to manage my parents property. The same story played out. This past month my current tenants were forced to downsize their budget and thus could not renew their lease. Marcus found an even better family for my property within 10 days- property cleaned up, turned over, lease signed and tenants moved in those10 days! Not surprisingly, his company has grown considerably in the past year. He now has a bigger staff but is still an email or a call away. His associates are equally competent and professional in my experiences.

Exceeded Expectations!
The 9 unit property in Lake Worth is Bank-Owned - it was foreclosed a couple of months ago...this is the only Florida foreclosed property for which I am the asset manager. I have not seen the property for at least a couple of years, so RPM has been our eyes and ears over the last several months. In light of our particular situation, I am more than satisfied with Marcus and his firm. They (RPM) handled a difficult situation very well, with no help whatsoever from the previous owner prior to the foreclosure. RPM has basically turned the property around, including complete turn-over of the tenants. There are now 7 paying tenants and I'm sure they are working hard to lease the 2 remaining units...
